02 / 02 — Knockdown and rebuild

Replace the house. Keep the street.

Keep your street, schools and neighbours, and get a house that suits how you live now. We coordinate demolition, service disconnection and licensed asbestos removal where required, then build on the cleared site.

Designing your home

If you already have drawings from an architect or building designer, we'll price and build to them. If you're starting with a brief, we'll work with you and our design partners to develop plans for your site.

  • Orientation. Living areas facing north for winter sun, with eaves sized to shade summer sun.
  • Energy rating. New homes need a minimum 7-star NatHERS rating, so glazing, insulation and layout are considered together.
  • Outdoor living. Where the alfresco sits relative to the afternoon sun and the breeze.
  • Setbacks and privacy. How close you can build to each boundary, and what an upper floor can overlook.
  • The next 10 years. Room for a growing family, working from home or ageing parents.

Site costs, priced before you sign

Site costs are where new-home budgets most often go wrong. Rather than a standard allowance, we investigate your block and include what it actually needs.

  • Contour and feature survey
  • Soil testing and site classification
  • Slab and footing engineering
  • Retaining walls and fill where needed
  • Sewer, water, power and NBN connections
  • Council crossover and driveway requirements
  • Bushfire assessment on bushfire-prone lots
  • Demolition and asbestos removal for rebuilds

If something can't be known until work starts, such as rock or old footings below ground, we'll say so in the quote and explain how it would be priced.

Construction options

We build in double brick and framed construction. Each affects cost, program length, thermal performance and finishes, so we'll talk through the trade-offs for your design before you choose.

How long does it take to build a new home in Perth?

It depends on the size and complexity of the design, the approvals your lot needs, and trade and material availability at the time. We'll give you a program for your specific home with the quote, and update it if anything changes.

What does the quote include?

The house as documented, the site costs identified from our investigations, and the reports and approvals needed for a building permit. Anything excluded is listed in writing, so you can compare quotes on the same basis.

Can I make changes after I sign the contract?

Yes. Each change is a variation: we price it, and it's written, dated and signed by both of us before the work is done. Changes before the permit is lodged are usually simpler and cheaper than changes during construction.

Do I need finance approved before we start?

Talk to your lender early. Construction loans are paid in stages, and lenders usually want the signed contract, plans and specifications before final approval. We'll provide those documents when they're ready.

Do you offer house and land packages?

We build on land you already own or are in the process of buying. If you're still looking, we're happy to look at a lot with you before you buy and point out anything that could add to build costs.
