01 / 07 — First call

Usually a phone conversation, before anyone visits the site.

What happens
We talk about what you want to build, the address, your budget range and when you'd like to start. If we're not the right builder for the project, we'll say so.
What you receive
A straight view on whether the budget and timing are realistic, and a time for a site visit.
What we need from you
The site address, and any plans, sketches or photos you already have.

02 / 07 — Site visit and brief

On your block or in your home.

What happens
We look at the block or the existing house: access, levels, services, trees and neighbouring buildings. Then we work through your brief room by room.
What you receive
A written summary of your brief, and a list of the surveys, reports and approvals your project is likely to need.
What we need from you
Your must-haves and nice-to-haves, your budget, and your certificate of title or any strata documents.

03 / 07 — Design and documentation

Where most of the important decisions are made.

What happens
Plans are developed and the technical work is completed: survey, soil classification, structural engineering, energy assessment and, on bushfire-prone lots, a bushfire attack level assessment.
What you receive
Drawings to review and sign off, and an updated estimate as the design develops. Design and report fees are agreed in writing before this stage starts.
What we need from you
Feedback on each round of drawings, and final decisions on layout before we prepare the quote.

04 / 07 — Quote and contract

Everything in writing before you commit.

What happens
We prepare a detailed fixed-price quote and construction program from the final documents, then walk you through both.
What you receive
The quote with inclusions and exclusions listed, the program, the contract and the notice for home owners required under WA law. Once signed, your home indemnity insurance certificate arrives before any payment is requested.
What we need from you
Time to read everything properly. Questions are far easier to answer now than halfway through the build.

05 / 07 — Approvals

Timing depends on your council and your project.

What happens
If development approval is needed, it's lodged with your council first. The building permit application follows, with certified drawings and your insurance certificate.
What you receive
An update when each application is lodged, when the council asks for more information, and when it's approved.
What we need from you
Owner signatures on application forms, and quick answers if the council has questions.

06 / 07 — Construction

The stages set out in your contract.

What happens
Work proceeds through the contract stages, typically site works and slab, walls or frame, roof, lock-up, fit-out, and practical completion.
What you receive
Progress claims only for stages that are finished. Regular site updates with photos, and a heads-up before any stage that affects you or your neighbours.
What we need from you
Finish selections by the dates in the program, and progress payments on time.

07 / 07 — Handover

Practical completion and beyond.

What happens
We walk through the finished home with you and check it against the contract. Anything that needs attention is listed, agreed and fixed.
What you receive
Keys, product warranties and manuals, and compliance certificates for plumbing, electrical and other installations.
What we need from you
Final payment at practical completion, and written notice of any defects you find in the four months after handover.
