Your existing home stays. The roof comes off, and a new upper floor is built on structure checked and designed by an engineer.

What you'll have in writing before you sign

Surprises during a build usually trace back to something that wasn't written down. So the price, the program and the paperwork come first.

  • A price based on your site

    Soil, slope, access, services and existing structures are investigated before quoting, so site costs don't arrive later as variations.

  • A construction program

    Key stages with expected timeframes, and what can move them: approvals, weather and long-lead materials.

  • A WA home building contract

    Terms under the Home Building Contracts Act 1991, with deposit and progress payments within the limits WA law sets.

  • Your insurance certificate

    For residential work over $20,000, home indemnity insurance is in place in your name before any payment is requested.

WA rules that protect your money

These apply to every residential builder in Western Australia. We'll show you the paperwork for each one, and you should expect the same from anyone you get a quote from.

Registration

Building work valued at $20,000 or more that needs a building permit must be carried out by a registered building contractor.

Home indemnity insurance

For residential work over $20,000, the builder must insure the work in your name and give you the certificate before taking any payment.

Deposits

For home building contracts between $7,500 and $500,000, the deposit can't be more than 6.5% of the contract price.

Variations

Any change to the contract must be written, dated and signed by both of you before the extra work starts.
